Gardenia I & II 12 Floor Buildings
Project overview
The Gardenia I and Gardenia II residential package in Dubai was commissioned by MEMON Developments and comprises two 12-storey residential buildings delivered as a single, integrated work package. Cairo Contracting was appointed as general contractor with responsibility for the full vertical delivery of both buildings, including foundations and substructure works, reinforced concrete superstructures, comprehensive mechanical, electrical and plumbing systems, façade installation, apartment and common-area interior fit-out, and external works.
Concurrent delivery of the two buildings enabled Cairo Contracting to share site facilities, supervisory resources and procurement between the structures, improving programme certainty and cost efficiency for the client. The successful execution of the Gardenia package contributed materially to Cairo Contracting’s portfolio of mid-rise residential references in the United Arab Emirates and established a foundation for follow-on work with MEMON Developments.

Gardenia I & II are two 12-floor residential buildings built around green, landscaped surroundings. They’re for buyers who want modern city living with a calmer, more natural feel. The campaign should present Gardenia as a balanced lifestyle community: fresh air, open green space and well-planned homes, with two buildings that offer more choice of unit, view and price.
Objectives
- Sell both buildings in full with a phased plan: launch Gardenia I first to build momentum, then release Gardenia II at higher prices.
- Make “green living” the core of the brand by putting the landscaping, open space and wellness-focused amenities ahead of the usual specs.
- Use the two-building setup to offer a wider range of unit sizes, floors and views, so the project appeals to end-users, families and investors.
- Build strong demand early through launch events, broker partnerships and targeted digital campaigns, turning Gardenia I buyers’ referrals into Gardenia II sales.
- Raise value between phases by increasing prices from Gardenia I to II and delivering on time to build trust and protect resale value.
